House Extensions

There is normally a specific need for a house extension, growing family andadditional accommodation requirements, kitchen/dining/family room alterations and extensions, garden room, grannie annexe, converting bungalow into a house,etc. Generally, the design of an extension and materials proposed should be sympathetic to the hoist (existing) dwelling and should enhance the existingdwelling rather that detract from its appearance.

It is a usual requirement that the Local Authority – Planning Dept would want the extension to a dwelling to look like an extension and perhaps be subservient to the hoist dwelling with perhaps a lower roof line, maintaining a break in the external wall line where the extension meets the existing building, etc.

Generally, there is a requirement in the Local Authority planning policies for ‘good design’ which means a design sympathetic to the existing dwelling and the relationship of the extension to neighboring property in respect of the need to avoid overlooking of private amenity spaces, avoid loss of light, avoid extension being over-powering to neighboring property, etc.

Each dwelling built since 1947 does have permitted development allowances unless in some cases the permitted development allowance has been taken away by a planning permission condition. Currently a single storey rear extension is permitted to the entire of the dwelling provided the extension does not exceed 4M in height including roof and does not extend more that 4M from the rear wall of the existing dwelling in the case of a detached dwelling or 3M in the case of a semi-detached or terraced dwelling. Also, a side extension is permitted as long as the width of the extension does not exceed half the width of the existing dwelling and again the height of the extension does not exceed 4M. The only front extension facing the highway that is permitted development is an entrance porch provided the porch does not exceed 3 SQ M on plan.
